I came home from work early. I checked the windows again in my parent's condo. I found the seal on the sliding door now coming off and changed out the towels on the window area and also on the carpet below. My dad was out there taking pictures outside of the condo and discovered large sections of wood that was coming off the building. One of my friends has this same problem with the same damage.

Our HOA has LBS. Lazy Butt Syndrome. There saying is: we will fix it when we see the problem. :twisted:

The bedroom wall facing the window is soaked under the window sell and water is coming in above the window and is now soaking the carpet. :(

That's awful and inexcusable. Can a complaint of some kind be filed, or do you and your fellow tenants/owners have to rise up en masse to get them to fix things? :angrymob:

My dad did make a complait and there has been many others complaining about their poor judgement.

There was a message that came in and told the HOA to stop making costly repairs that were minor and to take care of the wood work on the units. This was to ce completed some time last year and they did nothing. There is about 12 of us with water damage. Outside water that leaked through the wood foundation into the walls and into the units. :mad:

It's like how River's of America was drained. Add some heavy rain and the construction crew drains it again.

The SG repair person from the HOA said the windows were all cheap and put in wrong. I did talk to my dad and he said the fake repair person lied.
With the next down pour, the darn dining room window was leaking. I was ticked. I called my parents to let them know. I bought a roll of quarters thinking what if something goes wrong and I have to do the towels all day to dry them in the dryer. Yup, I made the smart call. I also called work and told them, hey I have water damage and need to stay home to keep the area dry. I don't need wet dry wall and other damage. I called transportation. My parents were hoping I would do that. sure did. I hope that the window contractor and building inspector get together and figure out who biffed and who will be replacing the wet dry wall and patch up the wood work. :(

From what I know about HOAs, you own the unit, and as long as you keep to the CCRs, you're okay to do what you want. Imean, that kind of carelessness means you can get them for not providing safe and decent housing; check over at the HUD site for more details on housing law. But if they fail to provide housing that is safe, clean, decent, and habitable, you can sue them. Stuff like this is not a minor repair. And if you can locate the contractor who did the shoddy work, you can sue them too. http://hud.gov ; http://www.findlaw.com ; the second one should enable you to locate the exact law you need for a situation.

So far today little rain, no flooding. It is nice.

Further down towards the ocean, we have the not so bright home owners that live on the ocean front which has a boardwalk area and a sand burm. Ok for the last 2 days Seal Beach has a recording that there is a strong storm surge and a chance of flooding in the areas. I have gotten this warning twice. I turned on the tv and see that the sand burm could not hold up to the strong waves and the water had flooded some of the boardwalk areas and a few homes had flooding. There are 4 fire departments near by and are asking those to get the sand bags and sand bag their homes. I believe I saw 2 homes piled up with bags. They did not get any water inside.

Then look at the burn areas. The sherrif has asked residence to leave at a certain time. A few owners stayed behind in their area. Most have also left for their own safety. I have seen allot of mud slides on tv and wonder why these home owners have not left? If I lived out there, I would be gone and return 5 days later. I walked outside yesterday on the grass and there was hidden puddles. Yup, I drenched my shoes.

The window in my room is doublehung, and the bottom pane has a crack from top to bottom. It's been taped over, but yesterday I noticed water was collecting between the double panes. Worse, despite my having closed the window completely due to the high winds and rain, my bed and nearby belongings started getting wet. I had to put towels around the bottom of the window and on the head of my bed--tried to move it but it wouldn't budge.Turns out where there used to be a shade, there's a leak in the top of the window. That's where the water was coming from. I have two inches of water in the bottom of the window, trapped between the double panes. Wonder when or if it'll come out, or we'll have to pull the tape off the crack and let it drip out? I also wonder if it would help to remove the top frame of the shade?

Yes, with that much water, you'll probably have to remove the tape, and let the window drain.

It sounds like the (or one) of the leaks is coming from the top seal of the window or where the siding meets the top of the window. If you can, go outside, put a ladder above the window, and see if there are any openings in the clapboards, siding, or whatever exterior you have. The wind might be driving the rain someplace that would normally be okay. IE: normal rain falls down, no leak. If there is a crack or opening, you can try sealing with it silicone RTV (Homeless Depot). Put on a rubber glove, and smooth it across the top of the window and the crack if there is any. The silicone needs at least 12 hours to dry.

The shade is irrevelent. There should be NO water coming in through the wall to the inside of the house above the window.

This morning, I checked all the towels I had rolled up and put in place. They were dry. I will keep dry clean towels in the leak areas until we have a week where everything dries out. :)

Solid advice left, & easy for a guy who is the homeowner & has a car. feline rents & has no car, so is not able to get to Home Depot easily. Leaking water is her landlord's respsonsibilty. Hopefully you can print left's help & landlord can repair before mold begins.
